Subscribe to Our Lists Suggestion 2 Below is an email received from an owner at Fallstone: "As I
reported at the annual meeting, I was sitting upstairs in my bedroom at 11306
Morning Gate Drive and I detected an odor, as if something was burning. I
searched throughout the house but could not identify the source of the odor. I
knew it was coming from the main floor of my townhouse, but I couldn't determine
what was the cause, as the odor was ambient throughout the main floor, including
the living room, dining room, and kitchen. I finally decided to call the fire
department. They went through every room of the house and could not determine
the cause of the "burning" odor. Finally, one of the fireman noticed that the
light was out in one of the florescent lighting fixtures under my kitchen
cabinets. The fireman detached the lighting fixture and inspected the ballast.
The ballast was extremely hot and partially melted. The ballast is a black box
that acts as resistor to regulate the amount of voltage that is needed to light
the florescent bulb. These ballasts are over 12 years old and may beginning to
fail and present a fire hazard, as they can get extremely hot when they fail.
It turns out that I also have another fixture where the light keeps going out
and I think it also may be the ballast. As a precaution, I plan to replace all
the ballasts in my florescent fixtures. I suggest that everyone else consider
doing the same, especially, if the florescent light under the cabinets keep
flickering on and off." Have the plastic part on the builder-installed motor on each the pumps replaced with a metal part. Suggestion 4 The refrigerator hose for the ice-makers should be changed to metal. This seems to be a common problem at Fallstone. Changing the component ahead of time could save other owners a lot of grief. (Flooding to floor below – dry wall replacement, etc.) Suggestion 5 The rails in front of each home has brass fixtures that have either been
painted black or have tarnished so bad that they look black. It is
recommended that owners take the fixtures to Strosnider's in Bethesda. For
$8 each, they will polished the fixtures and the brass duck on the water bib.
